Airbnb House Rules – Cambridge Cabin Welcome! We want you to have a fantastic, relaxing stay in our modern Red River Gorge cabin. To ensure everyone enjoys the property and to protect this special space, please follow these rules. Violations may result in additional cleaning/damage fees, early termination of your stay (without refund), and/or negative review. Thank you for helping us maintain a high-quality experience for all guests. 1. Check-in & Check-out • Check-in: After 4:00 PM (or as confirmed in your booking). • Check-out: By 10:00 AM. Late check-out requests are considered case-by-case and may incur fees. • Self check-in with keypad. Full instructions provided prior to arrival. Please leave the property as you found it and return all keys/access items. 2. Maximum Occupancy & Guests • Maximum 10 guests (including children and infants). This is strictly enforced per local regulations and our insurance. • No additional overnight visitors or daytime guests beyond the booked number without prior written approval. • All guests must be listed on the reservation. 3. Noise • No loud music, parties, gatherings, or excessive noise at any time. The cabin is in a peaceful, rural area—please respect neighbors and wildlife. • Outdoor voices and hot tub use must remain quiet after dark. 4. Smoking & Substances • Strictly no smoking (cigarettes, cigars, vapes, marijuana, etc.) inside the cabin, on decks, or anywhere on the property. • No illegal drugs or activities. Violation will result in immediate termination of stay and full cleaning/damage fees. 5. Parties & Events • No parties, weddings, bachelor/bachelorette events, corporate gatherings, or large events. This is a private cabin for quiet enjoyment only. 6. Pets • Pets are not allowed unless explicitly approved in writing before booking (additional pet fee and rules may apply). • No exceptions for emotional support animals without prior arrangement and documentation. 7. Hot Tub & Outdoor Areas • Hot tub use at your own risk. Follow all posted instructions. No glass, alcohol impairment, or unsupervised children. • Drain/refill or chemical issues caused by misuse will incur service fees. • Decks and outdoor furniture must be kept clean. No jumping, rough play, or hanging items over railings. • No balloons are permitted in or around the hot tub. Balloons and balloon fragments can damage the hot-tub equipment and filtration system. 8. Cleanliness & Housekeeping • Leave the cabin in reasonably clean condition: dishes washed/loaded in dishwasher, trash taken out, linens in laundry area (do not wash), and furniture returned to original positions. • Professional cleaning occurs between stays. Extra cleaning fees ($150–$300+) apply for excessive mess, spills, or items left behind. • Do not move heavy furniture. 9. Kitchen & Appliances • Use provided cookware and appliances responsibly. Report any issues immediately. • No deep-frying or high-mess cooking that could trigger smoke alarms. • Dispose of grease properly (do not pour down drains). 10. Trash, Recycling & Waste • Take all trash and recycling to the designated bins/area on departure (or as instructed). • No dumping of personal waste, diapers, or hazardous materials. Extra disposal fees apply. 11. Damage & Liability • You are financially responsible for any damage, missing items, or excessive wear beyond normal use (including stains, burns, broken items). • Report any pre-existing damage or issues immediately upon arrival. • No nails, hooks, tape, or alterations to walls/furniture. 12. Parking & Vehicles • Parking limited to 3 vehicles in designated areas only. No street parking or blocking access. • 4x4 recommended for gravel/driveway in poor weather. We are not responsible for vehicle damage. 13. General Rules • No candles, fireworks, bonfires (except in approved fire pit if provided), or open flames beyond the fireplace/hot tub. • Respect wildlife—do not feed animals. Keep food secured. • Children must be supervised at all times, especially near decks, hot tub, and stairs. • No running of water continuously (conserve in rural area). • Firearms must be stored safely and legally; no discharge on property. 14. Emergencies & Contact • For urgent issues during your stay, message us immediately via Airbnb. We aim to respond quickly. • Nearest hospital, emergency services, and contacts are in the guest binder. By booking this property, you agree to these rules. We monitor reviews and feedback closely.
